The plans for the 3 houses (Dec. 17, 2019)

The plans are as they stand today (Dec. 17, 2019). As mentioned, we do not have a permis de construction yet. This permis will be sought once we have 3 families (or 3 investors) that want to build these houses on our land,

We plan to sell the land and plans to the future owners. Future owners will be contract builders etc. to have the 3 houses built. We can probably help manage the building site during construction.

Some comments in relation to the plans:

1.     Houses should be almost energy independent. Heating will be electric – solar cells cover the roofs. Walls and roofs will be 50cm thick mostly insulation.
2.     One wall on the ground floor will be entirely window – the windowpanes will be triplex glass.
3.     Today an underground garage is not planned due to the expense involved. Should the future owners want an underground garage that can be added to the plans … if the decision is made before building starts. An underground garage has the advantage of moving outside parking underground.

4.     The shape of the roof is in order to let the maximum amount of light into the building on the sides where windows are not allowed due to building regulations

We Plan to Build 3 Houses in St. Oyens, Canton de Vaud

We plan to build 3 houses on our land in the village of St. Oyens. The plan is for very energy efficient houses - well insulated and and powered by solar energy, so almost independent from the grid. Currently the plans are for 1 each of 3, 4 and 5 bedroom houses. As you probably know the Swiss law relating to zoning and building has been changed and each community must propose a new plan for the 'aménagements du territoire' (the development of the village territory). Since the property is surrounded by other houses we believe we will eventually obtain building permission (we hope in 2020). St. Oyens is at the foot of the Jura above and about 10-15minutes from Rolle. In the past I used to be able to drive to the Geneva airport in 30 minutes. Today's traffic can make that more time consuming. I will be updating this blog with news of our progress, amenities in the region, our neighbours (if they allow me to do so) and pictures.
